This new office building, The Wake, will be created from the regeneration of five former port warehouses in the Alcântara Docks, previously occupied by restaurant and entertainment spaces. It will have a total area of 2,758 square metres (m2), of which 1,890 m2 are still available to receive new occupants, they say in a press release sent to the newsrooms. And it will also have an outdoor space of 400 m2 that benefits from the surrounding landscape along the Tagus River with views of the 25 de Abril Bridge.
This is a project developed by the real estate developer Placer, in a joint venture with businessman Francisco Matos Gil, who decided to become the first occupant of The Wake, having already taken over around 800 m2 of office space. The remaining spaces are being sold by the consulting firms CBRE and Dils on a co-exclusive basis.
With completion scheduled for the last quarter of 2025, The Wake (designed by the architecture firm AAVV) represents a commitment to the urban regeneration of Lisbon's waterfront. "This transformative project preserves the historic legacy of the buildings and introduces new life and dynamism to an area with enormous potential, combining the authenticity of industrial architecture with the innovation of new work models", highlights António Almeida Ribeiro, Head of Offices Investor Leasing at CBRE Portugal, quoted in the document.
“This project is an opportunity to reinvent Lisbon’s waterfront with a unique product that combines heritage, location and architectural quality. It is a response to the growing demand for more disruptive locations, reflecting a trend that has marked recent years. At a time when the market increasingly values the experience and purpose of workspaces, these warehouses are a clear example of this transformation”, says Para Mariana Rosa, Head of Office at Dils Portugal.
According to António Almeida Ribeiro, this office project will have features that are highly sought after by companies today, such as the location next to the river, private terraces and easy access to leisure and sports facilities. In addition to all this, the transformation of warehouses into offices is “a concept that is always highly sought after, but until now with practically no availability” in the Portuguese market, he adds.
At a time when work models are changing, The Wake aims to symbolize “an awakening to a new vision of in-person work and the central role that physical spaces play in people’s quality of life,” they explain in the publication. “Priorities in choosing office spaces are changing. More than ever, attracting talent is key, and to achieve this, more incentives are needed to bring people back to in-person work. Companies are increasingly prioritizing spaces that provide quality of life for their teams,” concludes Eduardo Pinto Basto, Managing Partner at Placer.
They obviously need all the exposure that they can get when the only tenant is the developer.
