The study analysed 142,398 residential listings in July 2025. Of these, 11,471 properties were identified as luxury homes, highlighting a relatively small but notable segment of the national market.

Regionally, the Algarve leads the way, with nearly one in five listings falling into the luxury category. Madeira follows closely, with luxury homes making up 16.0% of listings. In the Alentejo, the districts of Beja and Évora also show strong representation, with 12.2% and 11.3% of listings, respectively.

Lisbon remains a key market, with 11.1% of listings classified as luxury properties.

Other areas, such as Setúbal (8.6%) and Portalegre (7.1%), also contribute to the high-end market, while northern regions like Porto and Braga see significantly lower proportions, with just 3.9% and 3.2% of listings, respectively, falling into the luxury category.
