According to the same media outlet, these “express” house purchases may be due to the IMT exemption and public guarantee for young people.

The Marketplace, a study conducted by idealista, also reveals that 25% of houses advertised on the market were available for between one week and one month. 19% were available for between one and three months; 30% for between three months and one year; and 7% were on the market for more than a year. The length of time the houses are available on the market is explained by their location, characteristics and price.

Cities where homes sell fastest

Analysing express sales by major city, which means residential properties that sell in less than a week, taking into account the length of time the listings remain on the market, Évora has the highest percentage, with 29% of homes leaving the market within this period.

Évora is the Portuguese city where the most houses are sold in less than a week, with 29% of houses being sold in that period. It is followed by Santarém with 17% of houses sold in less than a week, and Castelo Branco (12%). Funchal, Braga and Leiria have 10% of houses sold in less than a week. As for Ponta Delgada and Viseu, 9% of houses are sold in less than a week.

Faro is the district with the fewest houses sold in less than a week, with 1% of sales in less than a week.

In terms of districts

In terms of districts, Castelo Branco sold the most houses in less than a week in June, totalling 25% of these sales.

The ranking is followed by Évora, with 11%, and Santarém, which records the same percentage. In Porto and on the island of Madeira, 10% of houses are sold in less than a week. Next are the districts of Viana do Castelo, Setúbal and the island of São Miguel, with nine per cent of houses being sold in less than a week. Leiria, Lisbon, Coimbra and Aveiro follow with eight per cent.

Viseu is the district with the fewest houses being sold in less than a week, registering only six per cent.
